The backyard is a mud pit from November to April. Water sits on the lawn for days after a storm, and by March the lawn is more moss than grass. A French drain collects that water underground and pipes it to an outlet where it can drain away.

A French drain fits water that soaks into the ground and stays there. The lawn squishes underfoot for days, and one low corner stays wet all winter.
Water that runs across the top and puddles in one spot calls for a catch basin. It is a box with a grate that sits in the low spot. Solid pipe carries the water away from it. A channel drain is the long, narrow version, set along the edge of a paver patio or a walkway.
Water against the house usually starts with the roof and the grade. Downspout drain lines carry roof water away from the foundation in solid pipe. Regrading reshapes the soil so the ground slopes away from the house. Water already inside a basement or crawl space is a job for another trade.
NOAA's climate normals for Portland put about 9 of every 10 inches of rain from October through May. December is the wettest month, while July and August get about half an inch each.
The soil holds that water close to the surface. The USDA soil survey maps large parts of Beaverton and Tigard as a silt loam rated somewhat poorly drained. In a normal year, water perches in it 1 to 2 feet down. Other valley soils sit on a clay subsoil or a dense layer that water barely moves through.
That high winter water table shapes where a drain can empty. Portland's rules call for at least 5 feet between the bottom of a dry well and seasonal groundwater. By that rule, a lot with water 2 feet down has no room for one. The pipe then needs a daylight outlet or an approved storm connection.
Every French drain installation starts with the outlet, where the water leaves the pipe. The outlet has to sit lower than the wettest part of the yard. The pipe falls toward it the whole way, so gravity does the work.
Before we dig, utility lines get marked through Oregon 811. State law requires notice at least two business days ahead. Then we dig the trench and line it with filter fabric. A bed of washed drain rock goes in next.
Perforated pipe sits on that rock, and more rock covers it. The fabric folds over the top to keep silt out of the rock. The surface gets topsoil and new sod, or a strip of decorative rock.
