Landscaping for newer Wilsonville homes

Wilsonville had about 1,000 residents in the early 1970s, when its Town Center was still mostly fields. The city now has more than 26,000. Nearly all of its homes sit in Clackamas County, and a small part of the city lies in Washington County. By Census Bureau estimates, half of those homes were built in 1998 or later.

Villebois, in the western part of the city, was planned for more than 2,300 homes. The city calls it a European-style urban village. The Frog Pond West plan followed in 2017. A 2022 plan for Frog Pond East and South maps new homes over the next 10 to 20 years.

In a newer yard, the work usually starts with the lawn and the beds. Thin sod from the builder can come up, and a new sod lawn goes down on prepared soil. New planting beds get shrubs and perennials under bark dust, the Northwest word for shredded bark mulch.

Why do Wilsonville lawns stay soggy in the wet season?

Aloha silt loam covers more than a quarter of Wilsonville on USDA soil maps. It is the most common soil in the city. It formed in silt left by the Missoula Floods, which swept the Tualatin and Willamette valleys about 15,000 years ago. The USDA rates it somewhat poorly drained.

In a normal year, water collects in the soil as close as 12 to 24 inches below the lawn. With water that high, rain has little room to soak in during the wet season. A French drain collects water below the surface and carries it to a safe outlet. Regrading helps too, so rainwater runs away from the house.

Wilsonville manages its own stormwater system, and it drains to the Willamette River. The city encourages handling rain on the lot where it falls, in rain gardens and swales. Where a yard borders a creek or wetland, part of it may fall in the city's Significant Resource Overlay Zone. That zone allows only minor development, so the question is settled before work starts.

Wilsonville rules for trees and fences

Wilsonville first earned Tree City USA status in 1997 and still holds it. Cutting down a tree 6 inches or more across, measured 4 and a half feet up, takes a city permit. Inside the overlay zone, most tree cutting also needs a special impact report first.

Pruning needs no permit, but it has to meet the ANSI A300 standard, and topping is not allowed. Our maintenance program trims shrubs and small trees below six feet. Anything taller is quoted separately.

The city says a wood fence under 6 feet on your own property needs no permit. A fence taller than 6 feet needs a building permit. Setbacks can differ by subdivision, so the Planning Division confirms them for each address. A cedar privacy fence goes in once the height and setback questions are settled.

Leaf season and year-round lawn care in Wilsonville

Wilsonville's water comes from a city treatment plant on the Willamette River that opened in 2002. Demand runs about 2 million gallons a day in winter and nearly 6 million at the summer peak.

In Wilsonville, leaves and yard debris are not supposed to go in the street. By city code, homeowners keep the sidewalk and half the street clear in front of their lots. The street sweepers go around leaf piles, so leaves belong in the yard waste bin. The city also holds a Leaf Drop-Off Day each fall.

Our yard was a mess and Green Tree made it beautiful for us. They cleaned up the back yard and laid sod. That was an amazing transformation and the grass is still gorgeous. In the front yard they dismantled an aging pathway I put in years ago and replaced it with large stone and some kind of filler in any gaps so weeds don't grow. it's perfectly angled for water run off. What drives the cost of landscaping a newer Wilsonville yard?

The city's guidance is no more than an inch of water a week. Set out empty cans to see how long your sprinklers take to fill an inch. Mowing at 2 to 3 inches tall helps the soil hold water. A lawn that browns in a dry spell has gone dormant, and it greens up when wetter weather returns.
Can I plant any tree I want in my Wilsonville front yard?
Not always. Villebois and Frog Pond West have street tree master plans that limit which species can be planted as street trees. Street trees can stand on private property, and removing or replacing one takes a city permit. The Planning Division at City Hall can tell you whether a tree in your yard is a street tree.
When can new sod go down in Wilsonville?
OSU Extension says sod can go down from about mid-March through mid-November in western Oregon. It needs a good soak right after it is laid, then water at least daily for a couple of weeks. On a lot that stays wet, a drain or a regrade may need to come first.
