Oregon City climbs from the Willamette River in levels, up a series of terraces to the top of the hill. Many yards on those terraces sit on a slope, over clay that holds winter rain. Landscaping for Oregon City's historic and newer homes

Oregon City had 37,572 people in the 2020 Census, all in Clackamas County, and it is the county seat. Census estimates show about 1 in 10 homes here went up before 1940. The McLoughlin neighborhood holds many homes built from the 1870s into the early 1900s. It became a historic conservation district in 1986.

The original blocks in McLoughlin were generally split into 50 by 100 foot lots. An older yard that size often needs a reset with new planting beds. Bark dust, the Northwest name for shredded bark, then covers the soil between plants. After that, the maintenance program keeps the lawn mowed and the beds weeded.

At the other end, a third of Oregon City's homes went up in 2000 or later. The city's Park Place Concept Plan makes room for 1,459 more in two new villages. A newer home may come with little more than sod and a few shrubs. A new landscape gives that yard real planting beds and a layout we plan with you.

Why do Oregon City lawns stay wet all winter?

Oregon City averages about 45 inches of rain a year in NOAA's 1991 to 2020 normals. That is more than Portland's airport gets. About 9 of every 10 inches fall from October to May. The city's water page says the dry season typically runs June through September.

Clay under much of the city slows that water down. Bornstedt silt loam covers more than a quarter of the city, on old high terraces. Jory, Oregon's official state soil, covers more than a fifth. Both have heavy clay under the topsoil, and water moves through it slowly.

USDA soil data shows a wet layer about 2.5 feet down in Bornstedt ground from December to April. So the lawn stays soft into spring, and moss creeps into the wettest spots. A French drain or a downspout drain line moves that water off the lawn. Moving more than 10 cubic yards of earth, or diverting a drainage course, takes a city grading permit.

Retaining walls on Oregon City's slopes and bluffs

From the McLoughlin bench, the land rises about 200 feet in terraces to the top of the hill. The Municipal Elevator, 130 feet tall, links downtown to the bluff above it. On ground like this, a segmental block retaining wall turns a slope into a level lawn or patio. Segmental block is the interlocking concrete block these walls are built from.

The city's geologic hazards page says northwest Clackamas County is more prone to landslides than many places in the metro. It names heavy rain as a common trigger, and water from sprinklers or downspouts concentrated onto a slope. So a wall here gets drainage gravel and a drain pipe behind it. Downspouts on the slope get their own drain lines.

The city also limits tree removal and grading on mapped steep slopes and old landslides (OCMC 17.44). A retaining wall over 4 feet tall needs a building permit, as does a wall holding weight from a building. On a hillside, the city lets a second wall go in above the first when it steps back 2 feet. The permit question is settled before work starts.

Sprinkler systems and summer water in Oregon City

Oregon City's water comes from the Clackamas River, treated at the South Fork Water Board plant in Park Place. The city says its average customer uses nearly three times more water in summer than in winter. The city's storage and pipes are hardest pressed in summer, so it asks customers to conserve.

Oregon City is a member of the Clackamas River Water Providers. The river has no drinking-water storage dams. Each year, the group asks customers to cut back or shut off outdoor watering by early September. That leaves more water in the river for the fall salmon and steelhead runs.

A new sprinkler system with a smart controller and a rain sensor adjusts watering to the weather. The city requires backflow prevention on every irrigation system. We install the backflow assembly, and an Oregon-certified tester tests it after installation and every year after that.

Our yard was a mess and Green Tree made it beautiful for us. They cleaned up the back yard and laid sod. That was an amazing transformation and the grass is still gorgeous. In the front yard they dismantled an aging pathway I put in years ago and replaced it with large stone and some kind of filler in any gaps so weeds don't grow. it's perfectly angled for water run off.
