How sprinkler installation is planned for clay soil and slopes

Sun, shade, slope and soil all change how much water each part of a yard needs. So the plan splits the yard into zones by water need. A sunny lawn and a shaded bed get separate zones and separate schedules. Each zone has its own valve, so the controller can run it separately.

Clay soil is common across the Portland metro, and it takes in water slowly. Standard spray heads can put water down faster than clay absorbs it, and the extra runs off. Rotating nozzles put water down in bigger drops at a slower rate. On a lawn over clay, more of that water soaks in.

Before any trench is dug, Oregon law requires notice to Oregon 811. The notice goes in at least two business days ahead, so the utilities can mark their buried lines first.

What does a backflow assembly do on a sprinkler system?

A backflow assembly keeps sprinkler water from flowing back into your drinking water. Water in the lines can pick up fertilizer and other yard chemicals. If pressure in the water main drops, say during a main break, that water can be pulled backward. The City of Tualatin's own example is a sprinkler head that sits in a puddle.

Oregon rules require a backflow assembly on every permanent sprinkler system. Every system we install starts at one. Portland and Tualatin both require a plumbing permit to install the backflow assembly on a new system. The permit question is settled before work starts.

Summer watering and winterizing a sprinkler system in Tualatin

The Portland Water Bureau suggests about one inch of water a week for a lawn, more in long hot spells. Tualatin belongs to the Regional Water Providers Consortium, which puts out a Weekly Watering Number by ZIP code. The number is the inches of water a lawn needs that week, and it runs through mid-October. Once shrubs and perennials take root, they need about half of it.

Each fall, before freezing weather, the water comes out of the lines and the system is shut off. The backflow assembly is drained too, then wrapped in insulation. In spring, the lines are refilled slowly and each zone runs to check for winter damage.

What does a new sprinkler system cost?

Does the backflow assembly need a test every year?
Oregon's drinking water rules call for a test at installation and at least every 12 months after. Your water provider sets the due date and gets the report. The City of Tualatin asks for it between March 1 and June 1. The Oregon Health Authority keeps a public list of certified testers.
Should sprinklers go in before new sod?
Yes, when a new sod lawn is part of the plan. The pipe and heads go in first, then the soil prep and the sod. A new lawn needs regular watering until it roots in, and a lawn zone on a timer handles that.
Can drip lines water my planting beds?
Yes. Drip lines put water at the base of each plant, at a rate the soil can absorb. The region's water providers call drip one of the most water-efficient ways to water many plants. It suits beds and shrubs, and lawns stay on sprinkler heads.
Do I need a smart controller or a rain sensor?
A standard controller runs the same schedule until someone changes it. A smart controller adjusts run times on its own from local weather data. A rain sensor shuts off the sprinklers once rain reaches a set amount, usually a quarter inch. Some water providers offer rebates on smart controllers, so ask yours.
Can a sprinkler system work on a sloped lot?
Yes. A slope sheds water faster than flat ground, so it gets its own zone and its own run times. Heads that apply water slowly cut runoff on a hillside. Hillside yards in the West Hills or around Lake Oswego get the same zone-by-zone plan.
