A Landscaping Company for Beaverton's Mature Yards

Portland State University's 2025 estimate put Beaverton over 100,000 people for the first time. In the 97008 ZIP, more than half the homes were built between 1970 and 1989. Yards that age tend to have tall hedges and lawns that thin out under big trees.

Beaverton makes homeowners responsible for the care of street trees in the right-of-way beside their lots. On a corner lot, the city wants plantings near the street kept below 3 feet so drivers can see. Fall leaves are the other chore, and the city asks residents to keep them out of streets and catch basins. Fall leaf cleanup is part of our program year.

Why Do Beaverton Lawns Stay Wet All Winter?

The city's own history says Beaverton sits on a natural wetland. The Tualatin Kalapuya community near Fanno Creek was known as Chakeipi, Place of the Beaver. The city notes that creeks run fast off Sexton Mountain and Cooper Mountain, then spread out on the valley floor. Every storm drain in town empties toward the Tualatin River.

The most common soil mapped under the city is Aloha silt loam. It formed in silt left by the Ice Age Missoula Floods. The USDA soil survey rates it somewhat poorly drained. In a normal year, water perches about 1 to 2 feet below the surface.

On a flat lot, that water can sit in the lawn through the wet season. A French drain or a regrade gives it a path away from the house. Clean Water Services (CWS), Washington County's sewer and stormwater agency, does not maintain private drainage systems. Beaverton's storm drains take only clean water, like rainwater, groundwater, surface drainage and roof drainage.

Retaining Walls and Grading Rules on Beaverton's Hills

Much of Beaverton's sloped ground is mapped as Cornelius and Kinton silt loams. Both sit over a fragipan, a dense layer that water moves through slowly. Water held in a slope pushes on anything that holds back the soil.

A segmental block retaining wall gets drain rock and a perforated pipe behind the block for that reason. Segmental block is the interlocking concrete block these walls are built from. On a steep lot, two shorter terraced walls can take the place of one tall one.

Under City Code 9.05.020, moving 50 cubic yards or 500 square feet of soil takes a grading permit. CWS says relandscaping and retaining walls go through its review, which comes before any city permit. The permit question is settled before work starts.

Sprinklers, Backflow and New Yards in Beaverton

Beaverton adopted its South Cooper Mountain plan in 2014, and new development is underway there. Just outside city limits, the Cooper Mountain plan adopted in December 2024 expects about 5,000 homes on 1,200 acres. The City of Beaverton supplies water to about 90 percent of residents. The rest get it from Tualatin Valley Water District, Raleigh Water District or West Slope Water District. The city lists irrigation systems among the most common home cross connections. Each one must be protected by backflow prevention the water supplier approves.

Backflow assemblies are tested at installation and at least once a year by an Oregon Health Authority certified backflow tester. A new sprinkler system from us includes the backflow assembly that state rules require. For lawn watering from April to September, the city points to the Regional Water Providers Consortium's Weekly Watering Number. NOAA's Beaverton station puts the median first fall freeze near November 6, so sprinklers get winterized before then.

Our yard was a mess and Green Tree made it beautiful for us. They cleaned up the back yard and laid sod. That was an amazing transformation and the grass is still gorgeous. In the front yard they dismantled an aging pathway I put in years ago and replaced it with large stone and some kind of filler in any gaps so weeds don't grow. it's perfectly angled for water run off.
